Using tools the pros use, at a fraction of the price.

The Five-Step Location Search Process

Determine your region or city of interest for your new practice location (and your family). Use a C-Series high-level search if you are unsure of where to search.

Use the M-Series Market Opportunity Study to find the Pockets t in that region with the best competition ratios and ideal household income.

Evaluate the fit of the top Pockets for your practice, family, and lifestyle (in person, when possible).

Once the Pockets pass the above tests, run a Demographics Deep Dive using the L-Series Reports and Studies.

Take your Location Strategy results to your Commercial Broker and advisors to find the perfect location to buy, lease or build.

Fueled by Census Block Group Technology

Don't pay for old search methods like Zip Codes or Concentric Circles. Base your location search on Census Block Group Technology for the highest precision and market relevance in your results.

  • A Census Block Group (CBG) is the smallest geographical unit for which demographic data is published. Get the most relevant market data.

  • CBGs provide 10x searchable boundaries within a defined area compared to Zip Codes. Avoid skewed search results that will affect the success of your practice.

  • Know your search parameters actually reflect patient behavior.

frequently asked questions

What are Census Block Groups?

A Census Block Group (CBG) is a geographical unit used by the United States Census Bureau. It is the smallest geographical unit for which demographic data is published. Typically, Block Groups are very small and include a population of 600 to 3,000 people. There are 217,740 CBGs in the USA.

Why Census Block Groups versus Zip Codes?

A Census Block Group (CBG) is the smallest geographical unit for which demographic data is published, allowing for the most precision and relevance in the market. Typically, Block Groups are very small and include a population of 600 to 3,000 people.  There are 217,740 searchable CBGs in the USA vs 27,797 general Zip Codes. For every report, Realscore sums the number of practitioners and all demographic data for all of the CBG's (including partial CBG’s) in the radius, drive time, and/or user-drawn search area.

What if a Search Area includes partial Census Block Groups?

A partial Census Block Group is included in the results if the geographical center of the CBG is within 600 feet of the edge of the Search Area. Only the percentage of overlap is included and added to the sum of the practitioners and all demographic data in the search area. The inclusion of partial CBGs is exclusive to Realscore.

What's included in Location Strategy?

Location Strategy is the #1 factor that determines the success of a practice. It affects important aspects of a Practice’s Strategic and Operational Plan, and drives all investment, marketing, and personnel decisions. There are many factors that Realscore considers within Location Strategy, including competition ratios and market saturation, demographics, future growth potential, building and office strategy, and much more. Check out our featured Dentaltown article on Location Strategy for more information.

What is a “Pocket?”

A “Pocket” is an area derived in a Market Opportunity Search that indicates a potential market for a practice. It is normally made up of a small number of full or partial Census Block Groups. The goal is to find pockets where the competition ratios are high and include Average Household Income greater than a threshold derived from your ideal target patient.

What are "Strategic Moves?"

Strategic Moves is a general term used to describe various business situations and actions an existing practice can consider or implement to evaluate. They include the following:

  • Evaluate or justify a potential location
  • Purchase a practice with the highest growth potential
  • Consider relocating
  • Consider adding an office
  • Consider buying a specific building
  • Consider leasing a specific building
  • Consider renewing your lease or relocating
  • Consider expanding your current location
  • Purchase a practice at a fair price based on market
  • Consider hiring an Associate and expanding
  • Consider selling a practice
  • Join a Practice as a Partner, Employee or Associate

What is the rationale behind the order of your location search process?

Of all of the Location Strategy factors, Competition Ratios are the most important, barely beating out Demographics.

What gives it the edge is that you can have a location with great demographics, but if the market is saturated, it will be difficult to succeed, grow and build practice value quickly without huge investments in time and working capital spent on marketing. Therefore, it doesn’t make sense for you to pay for Demographics until the Ratio is ideal and the area is a good fit for your practice and family.

Only after passing those benchmarks does it make sense to invest in the Demographics Deep Dive to find your perfect practice location.

Click here to see recommended reports for each step of the location search process.

What is a REALratio?

A REALratio is a proprietary ratio of population to practitioners used to evaluate competition ratios to indicate when a market generally is considered to be saturated. For example, the REALratio for a General Dentist is 2,000.  A ratio higher than 2,000 would indicate the market has potential for an additional practitioner(s). A number below 2,000 indicates the area is already oversaturated and should be evaluated carefully. Each practice specialty has its own REALratio value.
